Building your own villa
Some people prefer a villa or an apartment on a holiday complex with lots of facilities,
others may prefer a quiet spot in the country to live in peace and tranquillity.
Then again, maybe the prospect of living in a typical Turkish Cypriot village may
be very appealing. A lot of Europeans and other foreign nationals have found that
adapting to the Turkish Cypriot way of life can lead to a most rewarding lifestyle.
We are able to assist in the whole planning process for those wishing to purchase
a plot of land to build a villa or bungalow to their own design. Helping you find
and secure the right plot of land with secure Title Deeds is critical. We have a
good portfolio on our books but if your ideal is not available we have numerous contacts
within the local community and will endeavour to find what you desire. Having secured
the land, we can then assist you in employing a good solicitor, architect, and builder
and guide you through the processes. Once the building process is underway we will
keep an eye on the progress to ensure time lines are met according to your contract
and that your staged payments are made to the builder as scheduled. Foreign citizens
may now purchase up to 5 donums but it must have an existing building on it, otherwise
the limit is 1 donum upon which you may only build one property on the land. We can
help in setting up a trust deed should you wish to purchase more land than the standard
allowance.
Pure Investment “Buy land, they don’t make it anymore”
This quote from Mark Twain was as true in his day as it is today and many people
are buying land in North Cyprus for investment purposes. There are no complicated
concepts that investors need to understand with land, just that there is an ever-increasing
demand for building and a restricted supply of plots for sale. Land prices have risen
faster than equivalent house prices.

Salamis
The area of Salamis lies about 14 kilometres from Famagusta and is world famous for
the historic ruins of the ancient city of Salamis that was originally constructed
by tribes who settled in Cyprus from Anatolia and Greece around the end of the Bronze
Age. The first king to rule Salamis was King Evalton in 560 BC. Salamis developed
into the capital of Cyprus but was severely damaged in the earthquakes of 76 and
77 AD. The city was re-built by Constantine in the 5th century AD and regained the
status of capital of Cyprus. After Arab raids and more earthquakes in the 8th century
AD the city was devastated and deserted. The breathtaking ruins of Salamis now attract
many visitors keen to see the remains of the old walls, the port and gymnasium, the
Roman baths and the villa and forum to name but a few of the many historic and fascinating
attractions. The village of Yenibogazici is close to hand offering several shops
and amenities and a few minutes drive on the newly built dual carriageway takes you
to the major town and seaport of Famagusta.
Famagusta (Gazimagusa)
The vibrant town and seaport of Famagusta is a major commercial centre that hums
with life and has an exciting nightlife for those seeking it. There is a modern part
that boasts numerous shops, banks, schools, medical facilities and so on, most requirements
for modern living in fact. Then there is the “Old Town”. To get into the old town
one enters via stone archways through the ancient city walls. Once inside you enter
a vast maze of narrow roads that are filled with many small shops, historical points
of interest and some excellent restaurants that will tempt you with the aromas of
Turkish Cypriot dishes or well prepared European cuisine if that is your preference.
The town is home to the Eastern Mediterranean University which has something like
15,000 students and lecturers on the campus. This provides a potential pool of possible
year round tenants for those interested in buying property with rental income in
mind or as a full time letting business.
