Land near the new first class Karpaz Gate Marina is in popular and high demand.
The village situated in a beautifully elevated position above this key investment

one third of an English acre, this super parcel of land offers everything and is
an exciting and super choice for investment. Construct your own glorious villa in
the sun, or simply buy to invest for your future. Smaller plots with unparalleled

The third largest island in the Mediterranean, Cyprus lies off the southern coast
of Turkey and the western shore of Syria . Highest peak is Mount Olympus at the 6.406
ft ( 1.953 m).
Although the Karpaz region is largely unspoilt it is still very accessible for visitors,
being just 90 minutes drive from Larnaca International airport in the South of Cyprus
and only an hour from Ercan airport in the North. The old city of Famagusta can be
reached in less than an hour and the capital city of Nicosia in just over an hour.
Northern Cyprus has a lot to offer:
Year around sunshine
Low crime rate
Excellent investment potential
Friendly warm welcome from local population
“BUY LAND . THEY DON’T MAKE IT ANYMORE” Quote from Mark Twain
The Region Karpaz Peninsula
Like most of the areas of North Eastern Cyprus the villages of the Karpaz are set
in an area of outstanding natural beauty. The region offers some of the finest beaches
in the whole of Cyprus and indeed some judge that the golden beaches of the Karpaz
peninsular are amongst the finest in Europe if not the world. The clean clear waters
that wash against the golden sandy beaches attract endangered species of green sea
turtles that return every year to nest, so conservation and protection of the environment
is of a high priority in this region. In addition there is an amazing diversification
of wild life and migratory birds making your time spent here a truly unique experience.
It is a peaceful and quiet place where one can bond with nature, imagine spending
the whole day on a wonderful sandy beach swimming in crystal clear water with only
the occasional sea bird for company.
The Village of Sipahi
The small village of Sipahi is set above the coast road that runs down the Karpaz
panhandle and has the usual coffee shop and convenience store. The position of the
village ensures that almost all the well spaced houses have delightful sea views.
Sipahi is also home to the well preserved mosaics in the ruins of Basilica Agia Triada
that dates back to the 5th century. Although little of the main structure remains
the extensive flooring is intricately pattern with abstract mosaics
Karpaz Gate Marina
The new Karpaz Gate Marina is now open and operational. Located just a couple of
kms south of the village of Siphai, Erenkoy. It is large enough for 350 plus vessels,
including Super Yachts of over 65 meters. Restrictions on sailing along the territorial
waters of the Turkish Republic of Northern Cyprus have now been lifted which means
yachts will sail to this new and almost only available berthing spot in the Eastern
Mediterranean. This will further add value to properties and investments in the area
and act as a money magnet with the super rich bringing their yachts and wanting to
explore the region.
With the confidence in North Cyprus, and the Karpaz Region in particular, being clearly
demonstrated by people who rarely get it wrong, it is in our opinion possibly one
of the best investment options currently available in the Mediterranean. Get in
on the ground floor while the prices are still very reasonable.
