THE LOCATION

The property will be located just outside the friendly traditional Cypriot village of Zeybekkoy. This location has been selected because it is situated at the gateway to the Karpaz Peninsula area of outstanding natural beauty but is also very well placed with good road links to all other destinations within Northern Cyprus. The five star resort of Bafra with its exotic attractions, including a super casino for those wishing to indulge, is just a five minute drive away. The scenic coastal road heading in a southerly direction takes you to the quaint fishing village of Bogaz, famous for its relaxing atmosphere and choice of harbourside restaurants. Close to Bogaz, a very exciting project is underway which will see the creation of a bustling bazaar built on the lines of that in Istanbul with up to 1000 shops, entertainment platforms and gold souks. This will attract people from all over North Cyprus and beyond bringing further prosperity to a region that is now being recognized as a previously undiscovered gem in terms of investment potential. Bogaz is part of the Iskele district and the small town of this name offers a number of facilities including banks, shops and medical services. For serious shopping or for that special item the major seaport and town of Famagusta (Gazimagusa) is a pleasant drive around the bay. Good roads lead to the capital Nicosia (Lefkosa), the airport at Ercan and all other major destinations. The airport at Larnaca, on the south side of Cyprus, is also now widely used by travelers to the TRNC.

The property is convenient for a new road under construction that links the important centre for tourism and commerce at Kyrenia (Girne) with Bafra and the eastern seaboard in general. This may well be a significant plus in terms of future return on this investment.

North east from the property the main road takes you on through Karpaz villages to the peninsula proper. Here can be found what many describe as a breathtaking adventure. Wooded hills merge the green of Cyprus with the clear blue Mediterranean Sea. The warm waters lapping onto some of the most beautiful and quiet beaches in the Mediterranean, if not the whole world, are the reason endangered species of sea turtles return year after year. You may well find that you have miles of beach to yourselves and the Karpaz has the lowest levels of pollution in the whole of the Mediterranean basin. It is no wonder that the government of North Cyprus fiercely protect this region from over-development.

 

 

 

THE MARINA PROJECT

One project that did obtain official blessing is the new yacht marina located near to the small town of Yenierenkoy on the north facing coast. This exciting development opens up the eastern Mediterranean to the yachting fraternity with the marina catering for boats from 7 metres to superyachts of 65 metres . All the services the yacht owner could require will be available including a 150 ton travel lift and the biggest dry dock in the Mediterranean. Other marine and watersport activities are offered including a diving centre. Even if you are not a boating enthusiast you will appreciate that this much needed marina can only add value to your property investment. With the marina being well advanced and due for completion in 2011, this must be an excellent time to stake your claim to a property here.

THE PROPERTY

OPTION 1 This option may be the preferred choice for those seeking additional bedrooms and perhaps a little less in the way of in-house entertainment. Here the accommodation would be as the basic plan but the games room and home cinema would be replaced with two extra en-suite bedrooms making this a seven bedroom villa. The television would be located in the main salon under this arrangement. OPTION 2  This exciting and innovative option provides the seven bedroom accommodation as in option 1 but with the addition of a very spacious basement. Included here would be a comprehensive underground health and fitness centre with games room. Home cinema. Steam room. Sauna. Gymnasium. Equipment store. The basement will provide garaging for five cars underground. The ground level garage would be retained with parking space reduced to two cars and a workshop therefore up to 7 cars can be parked under cover and not exposed to the heat of the Cyprus sun. The seven parking spaces on the carriageway are retained. An internal stairway will connect the basement facilities with the salon for maximum convenience. The footprint remains the same as option 1. OPTION 3 This option is as option 2 in that it provides the same very high level of quality accommodation and facilities but differs in one regard. Here the proposal would be to substitute the ground floor ancillary buildings with a single bedroom staff flat. This would be ideal for a live-in staff member such as a children’s nanny, chauffeur or cook. It could also be used as a granny flat or a teenagers pad if so desired.
