Located in Esentepe there is a Korineum Golf and Country Club recently opened with all eighteen holes. When you buy a one twelfth share in an apartment or penthouse on this delightful and innovative development the allocation of weeks is decided by you, not by a form of lottery as in the case of many time share arrangements which this must not be confused with. You select your weeks from those available depending on the apartment or penthouse chosen (typically 2 allocations of 2 weeks each) You will then be able to enjoy the same 4 weeks every year for the duration of the 99 year lease which is fully legally documented, transferable and renewable. You have the flexibility of allowing friends and family to use your allocated dates if you wish and you may swap dates with other owners if so desired. Decisions Decisions Decisions    Fortunately there are only three really important ones.

Decision 1:  Do you want to purchase a 1/12th share in  a garden view apartment or a penthouse?

Decision 2:  Which apartment block do you want your apartment or penthouse to be in?

Decision 3:  Which numbered weeks do you want to purchase from those available ?

 

How much will it cost?

The purchase price of your one twelfth share will depend upon which 4 weeks, (typically taken in 2 allocations of 2 weeks) that you choose from the residence year calendar.   Payments will be made in stages.

Legal Advice.  The developer has negotiated a preferential flat rate with a leading local solicitor who will guide you through the legal process and ensure that all necessary formalities are completed.

Various property taxes in accordance with TRNC law apply. These are currently:

Purchase tax: 6% of property cost reduced to 3% for first time buyers. (There is currently a government discount of 75% on purchase tax.) Stamp duty 0.5% of property cost.

Maintenance

The site is managed by the development company responsible for the entire project. This developer is a British-owned, family-run business priding itself on traditional values and standards of service. It was established in North Cyprus in 2007 and is located in central Kyrenia. The owners and directors have over 30 year's experience and knowledge within the property development market, having built numerous developments in the UK and North Cyprus. This company is one of the very few developers in North Cyprus with such vast experience and were proud winners of the "Best Villa" North Cyprus Property Awards in 2008 for their luxury villa built in Lapta. This is the only North Cyprus property developer registered with the Federation of Master Builders and adhering to its Code of Practice. By managing the entire project “in house” it is possible to ensure top quality of build and finish and to ensure that visits to your new holiday home will be the most pleasurable of experiences.

There is an annual maintenance charge of just £500-00 (GBP) which is fixed for the first 2 years and subject to review thereafter. This charge offers real value when one examines what you get in return:

The charge includes;  Utilities, (electric and water) property insurance, upkeep of the landscaped gardens and swimming pool, maintenance of all site facilities in both private and communal areas, scheduled interior and exterior of apartment blocks, planned and remedial maintenance as required, housekeeping, deep cleaning, repairs, replacement of furnishings as needed, security service and the provision of a basic welcome pack on guest’s arrival.
