The Property


On first entering this property through the ornate door you are welcomed into a large entrance hall.  The unusual aspect of this property is that there are doors that lead off to all the other rooms, allowing the heating and cooling to be effective in all rooms.  Doors to the left lead off to the lounge and kitchen with a door leading off to a hallway that leads off to all bedrooms.

Roof Terrace

The large roof terrace is accessible from the pool area via a very safe and secure 2 tiered wide staircase with wrought iron railings up the stairs and around the roof terrace.  There is a small storage area in the peak of the roof that has ample space for storing tools, ladders; it also houses the roof tanks so that you don’t have any unsightly water tanks spoiling your enjoyment of the views and spectacular sunsets that can be seen from the roof.  It gives 360 degree views of mountains, sea, fields and trees; I could not find a direction that didn’t have something pleasing to look


External Features


Not only does the inside have a lot to offer but the outside gives you everything you could want for the outside living that we all require when living or holidaying in Cyprus.   The property sits on just under a donum of land with a good space all around the bungalow which offers many choices if you wanted sun or shade that you could enjoy sitting in.   A perimeter stone wall goes around the whole area with a wooden fence added to the side that faces the road.  Although the property is at the end of a cul-de-sac it still gives you privacy around the pool area.  The garden is well maintained with a mixture of terracing and gravel that has been well designed to allow for low maintenance and also the space for as many trees and plants as you would like.   A Private 8x4 overflow swimming pool and to the side of the property has a wooden storage shed and access to the large underground water storage.  

Everything about the outside of this property speaks volumes of what Cyprus living is about, sun, shade, sea, mountains, swimming pool, palm trees and all the peace and quiet you could want with all local amenities close at hand.

This lovely bungalow in the beautiful village of Karsiyaka will only appreciate with time as development increases in the city, many buyers would look to escape the hustle of city living and retreat to a more secluded location while still having a foot in town. The Village


Karsiyaka is located to the west of Kyrenia and consists of the village itself nestled in the foothills of the Besparmak mountains, the “square” or Ataturk Park along the coastal road and the coastal village itself.



The village offers stunning views of both the sea and of the second highest mountain in the Besparmak mountain range. The village of Karsiyaka is famous for its historical monastery that sits high up in the mountain. You will find life goes on in the village pretty much the same as it did years ago, with the area still relatively undeveloped and perfect for those wanting to get away from it all.  

Karsiyaka has flat land along the coast that stretches 2 to 3 miles from the sea and up to the steep Kyrenia mountain range. You will find two excellent restaurants at Karsiyaka bay, a large beautiful bay mostly secluded. One of the most scenic drives must be the drive from Karsiyaka to St. Hilarion Castle, once you pass the lovely Kozan mountain retreat and restaurant where many outdoor activities are offered such as horse riding, mountain biking, Jeep safaris and walking or simply take a picnic, the weekly Kleftico is worth the journey alone!
